When it comes to insuring your home, understanding the difference between replacement cost and actual cash value (ACV) for your roof is crucial.

What is Replacement Cost?

Replacement cost is the amount it would take to replace your roof with a new one of similar kind and quality, without deducting for depreciation. In simpler terms, if your roof is damaged and you have replacement cost coverage, your insurance will pay for a new roof that matches the old one, regardless of its age or condition.

What is Actual Cash Value?

Actual cash value, on the other hand, takes depreciation into account. This means that if your roof is damaged, the insurance payout will be based on the current value of your roof, factoring in its age and wear and tear. So, if your roof is older, the payout will be less because the value has depreciated over time.

If your roof is past a certain age (generally 15 to 20 years old), you might notice your roof coverage switch from replacement cost coverage to actual cash value. It’s important to let your agent know if you replace your roof so they can make sure it is being insured with the correct coverage!
